Proposal overview

DAORE is a Decentralized Autonomous Organization for the Real Estate industry that will change how people find, choose, fund and build their houses. It is a matchmaking tool between people with similar housing needs and wishes and the technical team needed to make them reality: architects, engineers, contractors, suppliers, investors, local government and landowners. The output is a collective of homes, built with mass customization into small multi residential buildings using prefabrication techniques. DAORE’s framework provides the tools needed for each project team to handle all processes using advanced technology, blockchain and smart contracts, sharing the liability and responsibility with everyone involved in a transparent way.

Our goal is to become the best way to find a perfect apartment, safe, adequate, sustainable, with financial support, and in the exact desired location. DAORE has the potential to transform wishes in reality, in a very short window of time, while connecting all these layers who wouldn’t find each other if it wasn’t like that.

Problems to be solved

Humanity faces a big housing crisis. 3 billion people will need new homes by 2050, but only 7% of adults have access to formal housing finance. 1.2 billion people live in substandard housing. And in the so-called developing world, 80% of people build without engineers or architects. Quality, sustainability and safety are basic needs that are far from being met, especially for the population of underdeveloped countries, such as Brazil, the birthplace of DAORE.

The environmental crisis is also a massive threat to human kind. Buildings are responsible for almost 40% of global energy-related carbon emissions, and for 50% of all extracted materials on earth. Even so, we don’t use the built environment in its full capacity. 24% of housing units are empty in São Paulo, Brazil, today. DAORE proposes that we should not only build greener, we should build better, build to suit, ready to use, with assured quality.

Beyond that all, historically the AEC industry (Architecture, Engineer and Construction) is one of the latest on adopting new technologies, and most of it is due to low industrialization, and highly customization of the processes involved.

Objectives

DAORE has a clear strategy to take care of these issues, dealing with the development, design and construction processes from the perspective of the real estate industry full cycle.

The matchmaking DAORE tool, currently under development, connects people with similar needs with the land available by using Graph Nodes and advanced Genetic Algorithms for parametric design validation. Once the building has been designed and developed by the DAORE TechSquad, gamification solutions in the metaverse are being developed for mass customization, fundamental to industrialization. All decisions are shared and voted via blockchain and governance tokens, and every data of the project, fabrication and assembly of the buildings are shared in a fully transparent process.

Instead of developing new residential buildings and finding clients that squeeze their needs into the available proposal, DAORE empowers the end user, taking full advantage of a DAO framework and blockchain security, to turn them into the developer itself.

To address these challenges, the first task to be accomplished is education and awareness. DAORE aims to pave the way for people’s access to the DAO ecosystem, creating Squads to validate the initially proposed framework in these 8 layers:

  3. Auditors
  4. Technical Team (Architects, Engineers and Realtors)
  5. Local contractor
  6. DAORE developer team
  7. Investors
  8. Final Users

Implementation

To implement these goals, DAORE is planning hands-on activities concerning onboarding and community building, as well as educational and development training for the community.

The measures in detail are:

Onboarding and presence: Create a community

  • Create marketing and communication material to build a community of 1000 more architects, engineers, and built environment professionals
  • Conduct several marketing campaigns
  • Participate in industry relevant events
  • Host multiple onboarding parties and community calls (at least two per month)

Education: Understanding the Blockchain potential for AEC industry, and the possibilities around DAORE framework

  • 100 construction companies and factories should be able to engage with our database and offer their services for future clients
  • 200 professionals from AEC industry should be able to conduct steps of the framework process, and replicate the knowledge in the community
  • The framework should be clearly accessible and online to everyone interested

Infrastructure: Matchmaking tool and Smart Contracts framework

  • Development and Alpha release of Matchmaking tool
  • Creation and deployment of Governance tokens

Where we are now

DAORE started as a thesis presented in december 2021 for a Master’s degree in Advanced Computation for Design and Architecture at Iaac - Institute of Advanced Architecture of Catalonia.

By now, DAORE’s members are an active part of ArchiDAO, the first DAO made for and by Architects, a community with more than 280 users in Discord, where we are making connections to start our own community.

Where we need help

DAORE’s mission and framework are very powerful. The window of opportunity is huge, and has the potential to deeply revolutionize the industry of development and construction. However, finding and building the suitable community in an industry that is so particularly averse to innovation is the biggest challenge so far.

We need Harmony’s community strength and presence to find our way to the people needed to transform this idea in reality.

This is incredibly interesting. Thank you for bringing your passion and innovation to Harmony.

For the Bootstrap Grant, The minimal requirements for a DAO to be considered for approval are:

  1. Mandates: 3 mandates. Specific. Precise. Each mandate to have two sub-clauses to provide further clarification on these mandates. All three mandates and their sub-clauses should fit within a tweet.

    1. EXAMPLES:

      Developer DAO:
      Support -
      Resolve daily issues on forums & channels, drive weekly meeting agenda
      Bounties - Prioritize bugs & features with task management & contributor retention
      Advocacy - Hold workshops & events, content marketing with talks & blogs

      Basic DAO:
      Timesheets -
      Help contributors track work hours & deliverables in public
      Payroll - Setup paid challenges, wallets, streaming payments & taxes
      Reviews - Follow up performance feedback for bonus or penalty, rage quits, or kicks.

  2. Deliverables: Looking forward for the next 3 months only, identify key deliverables directly tied to the mandates of your DAO that you will be focused on accomplishing. Be specific. Chart, in steps, how you will get from where you start to delivering your goal.

  3. Metrics: Quantifiable and verifiable. List the “stretch goal” metrics that you and your DAO will be using to measure your impact in furthering your mandate. Low bars of success indicate a certain level of disengagement, while high bars and stretch goals indicate confidence in yourself and your community to accomplish that about which you are passionate.

  4. Signers: List the 9 signers of the multisig that will start your DAO. NOTE: As we have said in the DAO Funding Guidelines (Guidelines for Harmony Grants) being a multisig signer is not about having a part-time job. Think about your three mandates and try to find passionate individuals that have the skillset and expertise to help you accomplish those goals.

  5. Gnosis Safe Multisig Wallet: Establish a multisig wallet that requires 5 out of the 9 governors to approve the disbursement of funds.

  6. Schedule the Next Election: DAOs are not kingdoms. The initial signers do not rule by divine right, nor are they supposed to be “Signers-for-Life”. DAOism is about community. About passionate participation in projects. It is vital that we have a regular rotation of community members experiencing the responsibility of managing the DAOs treasury.

Also, please know that because a DAO has met this criteria does not guarantee them approval.

Our guidelines regarding the minimal considerations and amounts for DAO grants are explained in the DAO Funding Guidelines. Please refer to those when submitting a Grant request.

Please note that we are currently revising the Harmony DAO Bootstrap program. We believe that a “Minimally Viable DAO” is one that has accomplished, at least, the following three items:

  1. Established a multisig wall with a 5 out of 9 signature requirement.
  2. Held an election for those 9 signatories that includes at least 12 candidates and over 100 voters.
  3. Has issued an “Membership Token” of some sort (a DAO NFT, for example)

When preparing your revised post, please take these guidelines into account.
